Required Permits & Inspections

New Buildings, Structures, Additions, Remodels.

All New Construction and Additions, require a building permit.

Remodeling includes but is not limited to:

Roof (replacing trusses or rafters), Structural walls, Foundation repairs, Electrical Improvements, Plumbing Improvements, Gas Service, Heating and Cooling Improvements.

Contact the Noble County Building Department prior to commencing any work. Violations are subject to Fines.

There are several points during construction where an inspection may be required. Your contractor (or you as the owner) must be aware of these points in the construction process. When you have completed a segment of your project requiring that an inspection be performed, contact the Building Department at (260) 636-2215 and request that an inspection be scheduled.

Manufactured Homes

All New Construction and Additions, require a building permit.

Remodeling includes but is not limited to:

Modulars and Doublewides are treated like a stick built homes when getting permits.

Singlewides require a variance to be placed in the county outside of a mobile home park.

When you have completed a segment of your project requiring that an inspection be performed, contact the Building Department at (260) 636-2215 and request that an inspection be scheduled.

Post Type Construction (Example: Pole Bldgs) — Exception: Residential (See New Homes)

All New Construction and Additions, require a building permit.

We will want to know how the building is being constructed.

Example: Size of posts, depth below grade, Spacing of posts, post mounting system, height of side wall, Manufactured trusses (bring spec. sheet), Building rafters (write down how you are building these).

Will there be a concrete floor, electrical, plumbing, heat. If there is plumbing, contact the Health Department to get approval for the septic.

We will need to know if this is for Ag Use, Personal Use or Business Use.

Portable Buildings:

If the building is 120 sq. ft. or less, a building permit is not required, however, if you are in a Floodplain area, you will need to obtain a Flood Permit. If in a floodplain area, the building needs to be constructed out of flood resistant material to at least Flood Protection Grade (which is 2 ft. above the Base Flood Elevation) and you will need to install flood vents (minimum of 2 vents but the number will be based on the vent model and square footage of the structure).

If the building is over 120 sq. ft., a building permit is required. If in a Floodplain, the same requirements from above apply if the structure is 400 sq. ft. or less.  If over 400 sq. ft., the structure will need to be elevated to Flood Protection Grade and install required number of vents.

We will want a site plan of where you are wanting to place the building. If close to any property lines, we will need the measurement.

Decks:

A deck will require a building permit.

We will want to know how it is being constructed.

Size of posts, spacing of posts, what you are using for floor joists, height off of low adjacent grade, type of material, will it be attached to the home?

We will want a site plan of where you are placing the deck. If close to any property lines, we will need the measurements.

Electrical Service & Upgrades:

A permit is required for New Electrical Services, Temporary Services, upgrades and rough electrical.

We will want to know if it is new or an upgrade, size of service, if the service is underground or overhead, contractors name, address and phone number, estimated cost of the project.

Gas Line — New and Upgrades:

A permit is required for gas hook ups. A pressure gauge needs to be on and holders 15# for 20 minutes. Gauge must be on at the time of inspection.

Generators:

Generators require a permit.

We will need to know if it is powered by Natural gas or propane, pressure gauge needs to be on and holds 15# for 20 minutes, Kilowatts, size of disconnect, will it have automatic transfer switch.

Wind Turbines:

Contact the Noble County Plan Commission first. 260-636-7217. Once approval has been granted by the Plan Commission, you can apply for a building permit.
