Board of Zoning Appeals Basics
The Board of Zoning Appeals (BZA) is responsible for reviewing certain zoning requests and hearing appeals related to the zoning ordinance. The BZA considers requests for variances (permission to deviate from specific zoning standards), special exceptions (uses that may be allowed under certain conditions), and appeals of decisions made by the plan director.
The Board holds public hearings where applicants and members of the public may provide testimony before a decision is made. The BZA does not amend the zoning ordinance or rezone property. Its role is limited to reviewing specific requests based on the standards established in state law and the local zoning ordinance.
The 2026 Board of Zoning Appeals meeting calendar, including application filing deadlines, is available here. Applicants are responsible for ensuring all materials are submitted by the posted deadlines. Late or incomplete applications will not be placed on the docket.
Board of Zoning Appeals Jurisdiction
The Board of Zoning Appeals has jurisdiction over the unincorporated areas of Wabash County (excluding the City of Wabash and the Town of North Manchester’s extraterritorial jurisdiction) and within the incorporated towns of Lagro, LaFontaine, and Roann.
