Final judgment given in first instance
Sec. 1. It is not necessary in any action upon a mortgage or lien to
give time for:
(1) the payment of money; or
(2) performing any other act.
Final judgment may be given in the first instance.

Sale of mortgaged property ordered in all cases
Sec. 2. In the foreclosure of a mortgage, the sale of the mortgaged
property shall be ordered in all cases.
